I recently had my gas furnace serviced. I own an upgraded furnace with an air conditioner. I knew something was amiss when the darn thing kept firing up and was blowing air for long periods of time. As it turned out, I HAVE BEEN A BAD BOY! Even though I’m a Realtor and I’ve witnessed a huge number of home inspections where the furnaces are called out as an issue, I had not cleaned my furnace filters for a long time. Fortunately, my technician said I was lucky and no damage had been done. He serviced my furnace, charged me $200 then lectured me on the value of simply cleaning my furnace filters every couple of months………….yikes! After such a traumatic experience, I consulted Stephan Cancler, my favorite inspector (see my previous post) to find out just how big a problem furnaces pose to the average home owner. I told him about my recent experience. He gave me the “inspector’s look” and then offered his sage wisdom:

I would say that 80% of homes that I inspect with gas-fired furnaces do not have regular maintenance performed. This is recommended annually to keep the furnace running efficiently and safely. There are literally dozens of different manufacturers, and although the function is similar, all are not created with the same quality.”

“The simplest form of maintenance that a home owner can perform is to change the filter(s) regularly. The filter helps to clean the household air and protects the heat exchanger from contamination. When the filter is not changed (or cleaned) regularly this will cause the furnace to run inefficiently, thus not providing adequate heat due to lack of proper air flow. This condition will also cause the furnace to short-cycle, causing stress to the heat exchanger, which can effectively shorten the life span of the furnace.

The West Seattle Blog is ‘THE’ blog for all things regarding West Seattle. “My wife and I came downstairs this morning to find that the furnace had shut off and the thermostat was blank (no power). I assumed that the thermostats had gone bad and needed to be replaced. I started calling around to purchase one. I called and spoke with Murphy at Brennan Heating and Air Conditioning. He suggested that I check the condensate line for the furnace. (The condensate or water is the result of combustion and may be set up to drain on the exterior of your home). Murphy explained that the condensate would freeze in the line and the backup of condensate/water would activate a sensor or switch which prevented the furnace from entering the heating cycle. After checking the line at his suggestion and spending 30 seconds with my wife’s hair dryer blowing warm air into the line, my furnace was back up and running. Again, while I hope no one else is having this problem, Murphy did say that a large number of their service calls during this cold snap could be attributed to this. He probably saved us the money I would have spent on the thermostat and a service call.”

Protect your family from this silent killer by ensuring you are familiar with the risks associated with carbon monoxide and methods for reducing the risk within your home.  Carbon monoxide (CO) is a toxic gas created as a result of incomplete combustion. There are several sources within the home that generate CO including gas-fired appliances, charcoal grills, wood-burning furnaces or fireplaces, and motor vehicles. CO fumes are odorless and colorless creating a potential danger to residential occupants. According to the Center for Disease Control and Prevention, approximately 480 people die and another 15,200 are treated annually throughout the United States for CO exposure or poisoning.  Since CO fumes can not be seen, smelled, or tasted, they can cause illness or death without notice. When CO is breathed in at lower levels, the effects may be mistaken for flu-like symptoms such as headaches, dizziness, disorientation, nausea, and fatigue. The length of exposure and overall health of the individual being exposed can cause symptoms to vary.  The following safety tips are recommended:

  • Install listed carbon monoxide alarms with audible warning signal near the sleeping area and outside individual bedrooms. CO alarms are designed to sound an alarm before the average, healthy adult would experience symptoms.
  • Annually have a qualified professional inspect fuel burning appliances, furnaces, venting, and chimney systems.
  • Never use cooking ranges or ovens in place of central heating.
  • Never use charcoal grills, hibachis, or generators inside homes.
  • Never leave cars running in a garage. Dangerous buildup of CO can still occur with garage doors open.

Energy Efficiency Action Award honors leading local businesses.

BELLEVUE, Wash. - Puget Sound Energy (PSE) last week honored three local contractors with the utility’s first-ever Energy Efficiency Action Award. The award was given to the top professionals who install the heating, cooling and water heating equipment supported by PSE residential rebate and incentive programs.  “Energy efficiency is too big a job for PSE to do it alone,” said Cal Shirley, vice president of Energy Efficiency Services for PSE. “Our local contractors are a key part of helping this region conserve natural gas and electricity, and they offer a tremendous resource for both the utility and our residential customers.”  Recipients of the Energy Efficiency Action Award are:

Sunset Air Inc., Lacey
Washington Energy Services, Seattle

Each earned the distinction for their outstanding performance in helping residential customers save natural gas and electricity. The three companies completed the highest number of residential high-efficiency equipment installations in PSE’s service territory. Together, the three contractors installed 25 percent of the total rebates under the high-efficiency furnace, water heater and heat pump residential retrofit programs. In all, the award-winning contractors performed nearly 2,000 retrofits in 2007.  Energy efficiency is a vital part of the utility’s strategy to meet increasing energy
demands in the growing Puget Sound region and protect the environment, with the target of displacing 53.3 average megawatts (aMW) of generation and 5.3 million therms of natural gas over the next two years. Using PSE incentives, PSE customers during the past five years have more than doubled their annual electricity savings and more than tripled their natural gas savings. 

Since 1979, PSE programs have reduced customers’ ongoing power usage by about 222 a MW - enough to serve the electricity needs of nearly 170,000 homes. PSE’s current plans would save enough energy over the next 20 years to supply electricity to all the residences in Seattle, Bellevue, Bellingharn, and Olympia combined, and negate the need for building two additional mid-sized, 250-MW power plants.
